The Pros and Cons of Shingle Roofing Systems
The Pros
-
Longevity – Architectural Shingles can last up to 30 years and routinely last at least 15 years with little to no maintenance even in the brutal heat of Tucson, AZ
-
Value – The life expectancy of the roof is good for the dollar compared to other roofing systems with little maintenance costs moving forward
-
Warranty – Shingle manufacturers provide a materials warranty (warranty details below)
-
Installation – Installation is fairly quick with no hot components
-
Aesthetics – There are multiple shingle color options with trim/ drip edge available for curb appeal
-
Leak prevention – When installed properly there is low risk of leaks occurring due to roof pitch, flashing components for penetrations and multiple overlapping layers to prevent seams and gaps from allowing water through
-
Function – Shingles provide an easy to walk on roofing surface for home maintenance and decor
-
Technology – Shingles have come a long way from wood shakes to the current architectural shingles, Shingles are stronger, last longer and resistant to hail damage depending on the manufacturer
The Cons
-
Repairs – Shingle roofing systems are not easy to repair due to the overlapping from bottom to top and this voids manufacturers warranties (Unless the shingles and ridge need to be replaced it is not recommended to repair shingle roofing systems)
-
Roof Life Extension – It is not easy to extend the life of shingle roofing systems with coatings or sealants and this voids manufacturers warranties
-
Low Slope Roofs – If a home or building does not have the necessary pitch, shingles are not a useful roofing system (2:12 roof slope/pitch minimum)
-
Installation – When not installed properly by a licensed roofing contractor the system can fail quickly
-
Blow off – If not installed properly with the correct amount of nails, shingles are vulnerable to blowing off of a roof (typically six nails per shingle)
-
Aging – Since shingles are made of asphalt they do dry out and become brittle over time, this is typically not for many years but they typically have a shorter lifespan than tiles
How to know if your shingles are close to needing replacement:
-
The shingles will begin to blow away in strong winds.
-
Shingles will crack, tear or break due to becoming brittle with age.
-
The shingles protective granules will erode from the shingles and can be found in gutters or on the ground.
If your shingle roof is more than 15 years old or you have any concerns please call us to take a look, there is no cost for this service.
Can shingles be repaired?
Shingle roofing systems are designed for full installation rather than repairs, as per manufacturer guidelines.
The overlapping structure makes it difficult to replace individual shingles without causing damage to surrounding ones.
However, repairs may be possible for shingles that are less than five years old if they can be carefully lifted without breaking. Additionally, shingles near the ridge can often be replaced along with a new ridge cap.
If you’re unsure whether your shingles can be repaired, the Repair First Roofing team can inspect them for you—no need to climb onto your roof. We’ll assess the condition of your shingles, determine if repairs are possible, and let you know if matching replacements are available.
