Tile Roof Replacement and Repair

Do Tile Roofs last a lifetime?

Tile manufacturers often guarantee their concrete tiles to last 50 years. So why do tile roofing systems start leaking at 20-30 years of age?

The tiles are a great outer layer of protection but roof tiles don’t keep a roof from leaking. The roofing underlayment is what keeps the water out and like most roofing systems, it’s an asphalt based product and it doesn’t last forever. Furthermore, the original underlayment used on most track homes is not the same product that most roofing companies use when re-roofing a home.

The builders tend to use the minimum requirements to satisfy building codes and that felt paper typically dries out between 15 and 20 years of age. If you’re curious about the condition of your tile roofing system give Repair First Roofing a call and we’ll give you an honest inspection.

The Pros and Cons of Tile Roofing Systems

The Pros

  • Longevity – Tile roofing systems can last up to 30 years when a new high technology underlayment is installed and they routinely last at least 20 years with little to no maintenance, even in the brutal heat of Tucson, AZ

  • Maintenance – The life expectancy of the roof is high and there is generally very little maintenance needed. Leaves and debris is the number one concern for tile roofing systems

  • Warranty – Tile underlayment manufacturers provide a materials warranty that can last up to 30 years when installed by a licensed roofer (warranty details below)

  • Aesthetics – There are multiple shingle color options with trim/ drip edge available for curb appeal

  • Leak prevention – When installed properly there is low risk of leaks occurring due to roof pitch, flashing components for penetrations and multiple overlapping layers to prevent seams and gaps from allowing water through

  • Technology – Tile underlayments have improved greatly over the last 20 years, they last longer, they protect homes better and they have greater manufacturer warranties

The Cons

  • Cost – The amount of labor needed to properly replace a tile roofing system is higher than other roof systems due to the moving of all of the tiles, that along with the amount of replacement tiles typically needed can make a reroof a larger investment

  • Broken Tiles – Clay tiles break very easily and concrete tiles break often too. Tiles typically aren’t hard to replace but finding an exact match is not always easy, a different color often has to be used as a replacement

  • Foot Traffic – It is not easy to walk on a tile roofing system, people should avoid walking on them if possible

  • Repairs – Tile roofing systems are not always easy to repair due to the fact that it’s not always easy to find exactly where the leak is coming in, repairs on underlayments also typically void manufacturers warranties. Repair First Roofing will always attempt to repair a roof or at least provide that option if possible.

  • Roof Life Extension – It is not easy to extend the life of tile roofing systems, they typically last as long as the underlayment holds up

  • Low Slope Roofs – If a home or building does not have the necessary pitch, tiles are not a useful roofing system (2:12 roof slope/pitch minimum)

  • Installation – Installation does take longer than other roofing systems due to the amount of tile moving and replacement needed. Those tiles are not light and each tile has to be moved for new roof installation

  • Blow off – If not installed properly with the correct amount of nails, tiles can shift or be blown off the edge or rake of the roofing system

  • Visibility – Unlike other roofing systems it’s hard to see if a tile roofing system is going bad due to the roofing system being underneath the roofing tiles

Roof Tile Underlayment

Can tile roofing systems be repaired?

Yes, if a leak is found in a small area or a valley on one side of the roof then it is possible to simply repair that one area instead of the entire roofing system.

The exact tiles are not always easy to find and it is common to use a different color tile that locks in with the current tiles to replace any broken tiles, a different color tile is more protective than no tile
